  8. mortgage  covenants, to secure the payment of $123,456.78 ( one
  9. hundred twenty three thousand four hundred fifty six & 78/100
  10. dollars) in 30  years with 12 percent interest per annum, payable
  11. in 360  installments, as provided in promissory note, the land in
  12. CLAMJUICE County, State  of Maine, described as follows:
